People have no respect for others property - Renters will trash a house.

For whatever the reason, people just don't care. They move out of a property and leave it a mess. What should landlords or home-buyers' expect? Depending on what your agent places in the contract depends on what you will find at the time of move-in.

Renters are the worst. They leave everything:

The Electric and water were disconnected prior to them moving out. Oh by the way, they had been renter of mine for more than 10 YEARS! As their family grew, I would move them to a larger house to meet their needs.

It cost over $400 for a 40 cubic dumpster and the waste management company limits what can be included in the dumpster.

It cost more to have them removed by court order, clean the property of their waste, fix the damage and replace the floors with new carpet and vinyl than I made in a full year. I inspected the property every month. This can happen in 30 ..(read more)

You've found the property that you have always wanted. It has everything
you've always dreamed of having in your home. A large kitchen, huge master
bedroom on the main level - no stairs - two car garage, pool and lots of
shade trees. Wow, this is the house that you'll live in for years to come. You took the advise of the real estate agent and had a home inspection. The
inspector found just a few items that needed to be addressed. The Seller
fixed those and you just waiting for the closing date. On the day of closing, you think everything is going great. While sitting
at the closing table, the attorney is explaining the documents you'll be
signing. Everything is looking good. The bank has sent the money for your
loan. All you have to do is sign the paperwork. The closing attorney mentions something that makes your ears perk up. A

How much training does a person need to be considered a professional?

It's time to let the consumers make their choice with facts obtained from Tennessee's Department of Commerce. How many hours should one person be required to have in a profession before being licensed to practice specific professions? This post is to point out that the real estate licensing process in Tennessee is very weak and should be reviewed without concern for the persons wanting a real estate license but from the point of protecting the consumer. My opinion is not a reflection of the many professionals who earned their respective licenses that require proper training for the position. Septic Systems in Tennessee

Septic Systems are widely used in Tennessee. Many people prefer septic over sewer because it doesn't have a monthly bill. Others know if they have a sewer problem, it is the local utilities responsibility to fix it. The Tennessee Department of Environmental and Conservation division of Ground Water Protection (aka TDEC) is responsible ensuring septic systems are properly installed. In years past, the term perk site was commonly used. Today, it is very rare to actually have a perk test performed. Depending on the size of the parcel, TDEC may issue a permit or require you to have a soil scientist evaluate the parcel to find a suitable site for your Sub Surface Disposal System (SSDS) to be installed. This information is intended to educate you on the process of obtaining a SSDS permit and how not doing so could cost you tiem, money and great frustration. Rely on The Bob Sorey Team - and be prepared to walk away - FAST!!!

Every real estate transaction is different. When a contract is written, contingencies are included. Contingencies are ways we can walk away from the contract and have the earnest money returned to you, our Client. Our contracts even allow for you to walk away from the closing table under certain circumstances. Just today, I met with a person who should have walked away from the closing table, but didn't. It wasn't because the property had a problem. It was the mortgage lender. Not all lenders are created equal. I would not use an Internet lender whatever the cost savings. E-mail me and I'll tell you horror stories. There are others in our area that do a good job and then there are others that I would suggest not using PERIOD. We recommend only two lenders. Everybody is talking about our new truck.

My favorite place to eat Sushi

Several years ago, a good friend of mine introducted me to sushi. I did not care for it. That was then and now my taste buds crave sushi from this one place in Lebanon. Today is very different. Not only did my physican recommend me to eat it, I've found a GREAT place in Lebanon, TN. Sushi Max is my favorite. It is located at 224 West Main Street Suite C in Lebanon. If you are fimilar with the Lebanon City Square, go west - cross the rail road tracks and it is directly across from F & M Bank. Max and Grace are excellant host. Grace ensures you are comfortable and provides a great service from start to finish. Max is the Sushi Max.... My favorites include: The Max Roll - seems to be a california roll with avacodo and eel. Kim, my wife, enjoys the Love Love Roll. It has so much that I cannot tell you what's in it...but topped with two kinds of fruit and granola.
