They move out of a property and leave it a mess.&amp;nbsp; What should landlords or home-buyers' expect?&amp;nbsp; Depending on what your agent places in the contract depends on what you will find at the time of move-in.&lt;br /&gt;
&lt;br /&gt;
Renters are the worst.&amp;nbsp; They leave everything:&lt;br /&gt;
&lt;br /&gt;
The Electric and water were disconnected prior to them moving out.&amp;nbsp; Oh by the way, they had been renter of mine for more than 10 YEARS!&amp;nbsp; As their family grew, I would move them to a larger house to meet their needs.&lt;br /&gt;

&lt;br /&gt;
It cost over $400 for a 40 cubic dumpster and the waste management company limits what can be included in the dumpster.&lt;br /&gt;

&lt;br /&gt;

bedroom on the main level - no stairs - two car garage, pool and lots of&lt;br /&gt;
shade trees. Wow, this is the house that you'll live in for years to come.
You took the advise of the real estate agent and had a home inspection. The&lt;br /&gt;
inspector found just a few items that needed to be addressed. The Seller&lt;br /&gt;
fixed those and you just waiting for the closing date.
On the day of closing, you think everything is going great. While sitting&lt;br /&gt;
at the closing table, the attorney is explaining the documents you'll be&lt;br /&gt;
signing. Everything is looking good. The bank has sent the money for your&lt;br /&gt;
loan. All you have to do is sign the paperwork.
The closing attorney mentions something that makes your ears perk up. A&lt;br /&gt;
utility easement that you knew nothing about. It wasn't in any of the&lt;br /&gt;

This post is to point out that the real estate licensing process in Tennessee is very weak and should be reviewed without concern for the persons&amp;nbsp;wanting a real estate license but from the point of protecting&amp;nbsp;the consumer.&amp;nbsp;My opinion is not a reflection of the many professionals who earned their respective licenses that require proper training for the position.

The Tennessee Department of Environmental and Conservation division of Ground Water Protection (aka TDEC) is responsible ensuring septic systems are properly installed.&amp;nbsp; 
In years past, the term perk site was commonly used.&amp;nbsp; Today, it is very rare to actually have a perk test performed.&amp;nbsp; Depending on the size of the parcel, TDEC may issue a permit or require you to have a soil scientist evaluate the parcel to find a suitable site for your Sub Surface Disposal System (SSDS) to be installed.

Just today, I met with a person who should have walked away from the closing table, but didn't.&amp;nbsp; It wasn't because the property had a problem.&amp;nbsp;It was the mortgage lender.
Not all lenders are created equal.&amp;nbsp; I would not use an Internet lender whatever the cost savings.&amp;nbsp; E-mail me and I'll tell you horror stories.&amp;nbsp; There are others in our area that do a good job and then there are others that I would suggest not using PERIOD.&amp;nbsp;

Today is very different.&amp;nbsp; Not only did my physican recommend me to eat it, I've found a GREAT place in Lebanon, TN.&amp;nbsp; Sushi Max is my favorite.&amp;nbsp; It is located at 224 West Main Street Suite C in Lebanon.&amp;nbsp; If you are fimilar with the Lebanon City Square, go west - cross the rail road tracks and it is directly across from F &amp;amp; M Bank.
Max and Grace are excellant host.&amp;nbsp; Grace ensures you are comfortable and provides a great service from start to finish.&amp;nbsp; Max is the Sushi Max....
My favorites include: The Max Roll - seems to be a california roll with avacodo and eel.&amp;nbsp; Kim, my wife, enjoys the Love Love Roll.&amp;nbsp; It has so much that I cannot tell you what's in it...but topped with two kinds of fruit and granola.&amp;nbsp;
